Qualifying rear and side dormer attic conversions may now be completed without applying for planning permission. Specific design and property conditions apply, so every proposed conversion should be assessed individually before work begins.
Converting your attic can significantly increase your living space, enhance your home’s value, and provide a versatile area that can be used for various purposes such as a guest room, office, or playroom.
A standard attic conversion typically takes approximately four weeks, or 20 working days, from start to finish. Dormer attic conversions generally take between four and six weeks, depending on the size, structural work and final specification.
Weather conditions, planning requirements and client-supplied items may affect the programme. We will provide an estimated schedule before work begins and keep you updated throughout the project.
In many cases, an attic conversion may be carried out without planning permission where it qualifies as exempted development.
From 27 July 2026, certain rear and side dormer roof extensions may also be built without planning permission. To qualify, the combined internal volume of the proposed dormer and any other dormer roof extensions must not exceed 30 cubic metres. The dormer must not extend above the existing roof ridge and must be set back at least 20 cm from the eaves.
Front-facing dormers are not included in this exemption. Planning permission may also still be required where the property is a Protected Structure, is located within an Architectural Conservation Area, has specific planning restrictions, or where the proposed design does not meet all exemption conditions.
Every property is different, so professional advice should always be obtained before work begins. Building Regulations and structural requirements continue to apply even when planning permission is not required.
The cost of an attic conversion depends on the size of the attic, the type of conversion and the specification required. As a general guide, a standard attic conversion starts from approximately €17,500 + VAT, while dormer attic conversions typically start from €35,000 + VAT.
Additional features such as en-suite bathrooms, bespoke storage, additional roof windows or structural alterations can affect the overall cost. For an accurate quotation, we recommend arranging a free site survey.
Since 27 July 2026, qualifying rear and side dormer attic conversions may be considered exempted development and may not require a planning application. This depends on the dormer’s volume, height, position and setback from the eaves, as well as any planning restrictions applying to the property. Architectural and structural drawings will still normally be required.
Dormer conversions are versatile and can be adapted to most types of houses, particularly those with a pitched roof. Our team will assess your property to determine the best conversion options.
